Technical assistance in the structuring of the financing transaction to the counterparty aimed at the recovery of a former disused public building in Naples for the construction of a student residence with more than 270 beds, a hostel with more than 200 beds, a co-working area of approximately 1,200 square metres and various common services, through the Integrated Urban Plans Fund. The activity involved the analysis of the counterparty, the technical verification of the financing conditions, and the analysis of the economic and financial sustainability of the transaction and the counterparty. In addition, sensitivity and scenario analysis was developed.
Requirements
Naples is the third city in Italy for hospitality of university students and, except a slight decrease in the last four years (-2%), it confirms the reference point for the South . ADISURC manages of about 7,000 beds that, added to the private offer, are not enough to meet the requests that come annually from students
Features
Given the type of beneficiary, Student Housing Fund, which sees as majority shareholder CDP Real Asset, has ensured that the operation was structured as a 17-year balloon financing with repayment of 85% of the capital share at the closure of the fund. Given the social commitment and focus on efficient requalification, the project has obtained the ESG discount since its conclusion.
