Rationalization of real estate assets and planning of a valorization strategy of Lucca Curia Arcivescovile

The project began with a survey of the properties and their maintenance status to identify a strategy that encourages synergies and efficiencies in planning activities for the coming years. It was developed in three sequential phases: first, mapping the real estate portfolio through the creation of a database; second, gathering insights on potential functional uses through interviews with the involved religious entities; and finally, defining valorization scenarios aligned with both pastoral needs and financial requirements for maintenance interventions. The project was made possible thanks to the valuable contribution of the participating entities, which provided a comprehensive overview of their assets and allocated functions, both diocesan and non-diocesan.

The project enabled the development of strategic scenarios for the entire real estate portfolio, based on a participatory listening process that considered both current and future needs, as well as the economic and revenue potential of the analyzed properties. With the contribution of Sinloc, leveraging its experience and expertise in the strategic enhancement of real estate assets, guidelines were provided to optimize the allocation of functions and services, define necessary interventions, and ensure the long-term economic and financial sustainability of the portfolio.
