Market Rent Valuation of a Real Estate Unit to a Non-Profit Enterprise

Evaluation of the rent to be applied to a real estate unit in the case of leasing to a non-profit enterprise, commissioned by CIVITAS Srl, an instrumental company of Fondazione CR Forlì. The activity involved the analysis of the actual state of the property, the detection of market rents in the historic center of Forlì and benchmarking for non-profit commercial units to detect the discount rates applied. The rent for the analyzed unit was then estimated, considering the application of discounts consistent with the practices of the non-profit market and the potential social impact of the proposed activities.
